Anita Kazmierczak entered residential real estate in 2005 and moved quickly toward new construction. What began in sales developed into a career spanning the broader business of residential development: market analysis, product, pricing, positioning, marketing, sales strategy, team leadership and community closeout.
Her experience now spans more than 25 new-construction projects across New Jersey, from boutique and estate single-family communities to townhomes, infill development and large-scale transit-oriented redevelopment. She has worked through strong markets and severe downturns, with smaller private builders as well as regional and national organizations.
Real estate is more than a transaction.
It is a complete business.
TURNAROUND + CLOSEOUT
EARLY NEW-CONSTRUCTION EXPERIENCE
During the aftermath of the financial crisis and housing-market downturn, Anita took on new-construction turnaround and closeout assignments for PRC Group and other builders. She stepped into communities carrying excess or lender-controlled inventory after sales momentum had stalled, requiring a different discipline from selling a project in a healthy market.
Her work combined competitive analysis, pricing, repositioning, marketing, broker and buyer engagement, and disciplined sales execution. The objective was not simply to generate activity. It was to understand why the remaining product was not moving, make the market adjustments that could realistically be made, and bring the assigned communities through successful closeout.
Her broader early experience also included new-construction sales and closeout work associated with Pulte Homes, Centex and Del Webb, as well as smaller local builders.
THE FORMATIVE CHAPTER
HIGH POINT DEVELOPMENT
By 2010, new construction had become the center of Anita's professional life. Her longest and most formative collaboration has been with High Point Development founder Paul Schneier, affiliated with Fidelco Group, and alongside organizations including Inspired by Somerset Development, CantorBuild and RDG Group.
Across approximately 17 residential communities, Anita's responsibilities expanded far beyond the traditional sales role. She became involved in the decisions that determine how a community reaches the market and how it performs once it gets there.
Her work has included market and competitive analysis; land and feasibility discussions; pricing and absorption strategy; architectural and floor-plan review; product positioning; options and specifications; model merchandising instructions; interior and exterior selections; branding; overseeing collateral production; websites; signage; photography and video; digital marketing; appraisal support; community launches; broker outreach; buyer strategy; and the recruitment, training and management of dedicated onsite sales teams.
A DIFFERENT OPERATING PERSPECTIVE
WHAT BUILDER-SIDE EXPERIENCE CHANGED
Years of working closely with development ownership taught Anita that conventional resale brokerage and developer-side sales and marketing may share a transaction, but they do not carry the same operating perspective. Development requires every decision to be viewed in relation to the asset as a whole.
Product affects pricing. Pricing affects absorption. Architecture affects positioning. Marketing affects buyer expectations. Sales feedback should inform ownership. Carrying costs make time consequential. The work cannot be reduced to a listing, an advertisement or an individual transaction.
Anita learned to see the development as a complete business, with product, positioning, marketing, sales execution and ownership's financial objective working toward the same result.

Her experience is statewide. Working across New Jersey taught Anita that buyer profiles, price expectations, architecture, lifestyle and even the language that resonates can change substantially from one county, municipality or neighborhood to the next. Repeated exposure to different markets has made her quick to recognize those distinctions and adapt product positioning and marketing accordingly.
Born and raised in Europe, Anita continues to return frequently and draws on a broad visual and cultural perspective shaped by different places, architectural traditions, interiors, materials, proportions and ways of living. She brings that perspective to product and presentation without imposing a personal aesthetic on the market.
ADVISORY + NEW DEVELOPMENT
TODAY
Today, Anita works with developers, builders and property owners on development advisory, positioning, product, marketing, buyer strategy, sales strategy and execution planning throughout New Jersey. She is currently involved in the marketing of West Long Branch project, continuing her work with boutique residential development along the Jersey Shore.
The common thread across the career is not a particular product type or market cycle. It is learning how the pieces of a development affect one another, and staying accountable to the performance of the project as a whole.
